The Primark Distribution unit near Kettering, known as the Thunderbird 2 Islip, comprises the design and construction of a 1,100,000 sqft warehouse. Situated at the heart of the UK’s Strategic Road Network, it is a central hub for national distribution, strategically located close to major road networks, including the M1 and A14. The project also comprised ancillary offices, a hub office, and an RRU, including associated infrastructure such as roads, parking areas, servicing facilities, landscaping, and drainage, with an on-site foul sewer connection. The project also involved monitoring of the enabling works (earthworks) as part of the original sale agreement of the land. This mega shed, one of the UK’s largest ever pre-let developments, has an internal area equivalent to 74 Olympic swimming pools placed side by side. It has achieved a BREEAM rating of ‘Very Good’.
